Our specialty · Self-Employed Mortgages

You built a business. Now get the mortgage it deserves.

You write off expenses to keep taxes low. Smart. Then the bank uses that same low income to decline you. Not smart. This is the problem we spend most of our time on.

What the bank sees

Declared personal income that may not reflect the full strength of your business.

Business deductions that can reduce the income recognized under traditional qualification.

Standard underwriting criteria that may not capture the complete financial picture.

A lending structure that may not fit your circumstances.

Result: declined—or approved for far less than expected.

What we see

The bigger financial picture behind your business and personal income.

Corporate financials, dividends, business cash flow and available documentation.

Lender programs designed for different types of self-employed borrowers.

Multiple financing paths—not just one bank's lending policy.

A strategy built around what is realistically possible.

First-Time Home Buyers · One of the two things we do most

Your first mortgage shouldn’t feel like a test you didn’t study for.

First-time buyers are the largest group of people who use a mortgage broker, and it is easy to see why. Nobody has taught you any of this, the stakes are the highest they have ever been, and the person explaining it at the bank is selling one lender’s products.

We start with what you can actually afford, so you shop with a number you trust instead of a number you hope for. Then we go through the parts that catch people out: where a down payment can legitimately come from, what mortgage default insurance does to the total, and the closing costs that leave your account on completion day.

  • What you can realistically afford, before you fall for a listing
  • Down payment sources: savings, FHSA, RRSP Home Buyers’ Plan, gifted funds
  • Insurance, BC transfer tax and the closing costs nobody warns you about
  • Gifted down payments, co-signers and guarantors, and how they differ
  • Multi-generational and multi-income applications, common right across Surrey
  • Suite rental income, and how much of it a lender will actually count

“As first-time homebuyers, we had many questions, and Dil and Mandeep always took the time to explain everything clearly and made sure we understood all our options.”

Your broker

Dilmohan "Dil" Aneja

Since 2012, I have worked through mortgage situations that don't always fit neatly into a bank's box. I’ve worked with homebuyers, business owners, self-employed borrowers, investors and clients facing complex financing situations. My approach: understand the whole financial picture, identify the real obstacles, then determine which financing paths are worth pursuing.

Clients should have direct access to experienced advice, not be passed from one person to another. My job is clarity: what’s possible, what isn't, and the strongest next step.

Common questions

The questions people ask before they call.

General information for British Columbia and Alberta, not advice on your specific file. Every situation is assessed on its own facts under the federal qualification rules.

  • What does a mortgage broker do that a bank cannot?

A bank employee has one lender's products and one lender's policy. That is not a criticism, it is just the job they have. A broker takes your file to a whole network of lenders and puts it in front of the one whose rules actually fit how you earn and what you own. On a simple file that difference is small. On a self-employed file, a rental portfolio, a commercial property, or anything with a recent credit event on it, the difference is the entire outcome.

  • Does using a mortgage broker cost me anything?

On a normal residential file with an A-lender, no. The lender pays the brokerage when the mortgage funds. Alternative, private and commercial files can carry lender and broker fees, and those genuinely vary by deal. You will see them in writing before you agree to anything. Nobody should ever find out about a fee at signing.

  • Can I get a mortgage if I am self-employed and write off most of my income?

Usually, but not down the same road a salaried borrower takes. Lenders read business income very differently from each other. Some add the deductions back. Some work from your bank deposits. Some accept a stated income declaration with supporting evidence, and a few will not look at the file at all. The work is knowing which is which before we submit rather than after. One thing to be clear about: this is structuring a file to qualify under B-20 properly. It is not getting around it.

  • What is the difference between a pre-qualification and a pre-approval?

A pre-qualification is an estimate built from numbers you give me. Useful for setting a realistic budget before you start looking. A pre-approval means a lender has reviewed actual documents and usually holds a rate for a set period. Neither one is financing. Final approval always comes down to the lender's full review of the file and the property, and anyone telling you otherwise is selling something.

  • How long does the process usually take?

It depends on the lender, how complicated the file is, and how fast documents come back from you. A clean A-lender purchase and a commercial file needing an appraisal and manual underwriting are not in the same universe. You will get an honest timeline once we have looked at the file, not a number designed to make you feel good.

  • What credit score do I need?

There is no single number, which is a frustrating answer but a true one. Insured purchases generally require a higher minimum than uninsured ones. Credit unions and alternative lenders set their own thresholds. With some lenders a strong down payment or well-documented income offsets a weaker score. If you have a recent bruise on your credit, that is a reason to have the conversation, not a reason to skip it.

  • Do you only work with clients in Surrey?

No. We are licensed in British Columbia and Alberta, and files come in from across both. Metro Vancouver, the Fraser Valley, the Island, Calgary, Edmonton. Most of the work happens by phone and secure upload anyway, so where you live rarely changes how the file gets handled.

  • Why should I use TruWest instead of the broker my realtor suggested?

Use whichever broker will actually answer the phone at 6pm when the file gets complicated. What you get here is direct access to a broker who has been doing this since 2012 and who specialises in the files banks find awkward. You will not be handed to a junior. And if your file turns out to be simple and your bank has given you a strong offer, I will tell you to take it.
