These Terms of Use apply to your use of truwestmortgage.com (the "Site"), operated by TruWest Mortgage ("TruWest", "we", "us"). By using the Site, you agree to these terms. If you do not agree, please do not use the Site.

TruWest Mortgage is a mortgage brokerage based at 215-12565 88 Ave, Surrey, BC V3W 3J7. We are licensed as a mortgage brokerage in British Columbia (BCFSA licence) and Alberta (RECA licence).

2. General information only

The content on this Site is general information about mortgages in British Columbia and Alberta. It is not financial, legal, tax or accounting advice, and it does not take your personal circumstances into account. Please speak with us, and with a lawyer or accountant where appropriate, before making a financial decision.

3. No offer or commitment to lend

Nothing on this Site is an offer, commitment or guarantee of financing. TruWest is a mortgage broker, not a lender. Every mortgage is subject to approval by the lender, and where applicable the mortgage insurer, based on a full review of your credit, income, documents and property. Lender programs and requirements change and vary by lender.

4. Rates, programs and figures

Any rate, program, threshold or figure mentioned on the Site is for illustration, may change without notice, and may not be available to you. No rate, approval, saving or timeline is guaranteed.

5. Calculators and online tools

The calculators and pre-qualification tools on the Site, including tools provided by third parties, give estimates only. Their results are not a pre-qualification, pre-approval, rate offer or commitment to lend. Actual figures depend on your full file and the lender's policies.

6. Information you send us

When you submit a form, call, text or email us, you agree that we may contact you about your inquiry by phone, text message or email. Please do not send confidential financial documents, your Social Insurance Number or banking details through the website contact forms. We will send you a secure way to provide documents if they are needed. How we handle your information is explained in our Privacy Policy.

7. Third-party websites and services

The Site links to services we do not operate, including our online application platform, the Canadian Mortgage App, Google and lender websites. Those services have their own terms and privacy policies. We are not responsible for their content, availability or practices.

8. Reviews and testimonials

Client reviews shown on the Site are taken from our Google Business Profile and reflect the experience of individual clients. Every file is different, and your result may differ.

9. Intellectual property

The text, design, logos and other content on the Site belong to TruWest Mortgage or are used with permission. You may view and print pages for your personal use. You may not copy, republish or use our content commercially without our written permission. Dominion Lending Centres trademarks belong to their owner.

10. Acceptable use

You agree not to use the Site for any unlawful purpose, to submit false information or information about someone else without their consent, or to interfere with the Site's operation or security.

11. Accuracy and availability

We work to keep the Site accurate and current, but we do not promise that it is complete, error-free or always available. We may change or remove content at any time.

12. Limitation of liability

To the extent permitted by law, TruWest Mortgage is not liable for any loss or damage arising from your use of, or reliance on, the Site or its tools. Nothing in these terms limits any right you have under applicable consumer protection law.
