For Realtors, Financial Planners & Advisors · BC & Alberta
Mortgage Referral Partner for Realtors & Advisors
We provide fast, straight answers on complex buyer files—protecting your client relationships and keeping transactions on track.
- Direct broker communication — you’re never chasing updates
- Self-employed, newcomers, bruised credit, commercial and private
For realtors
The deal isn’t dead. It’s in the wrong lender’s hands.
Most collapsed financing conditions aren’t about the buyer. They’re about the file landing at an institution whose policy never had room for it: self-employed income, a newcomer with thin credit, a past consumer proposal, or one property too many.
Send us the scenario before the subject removal date runs down. You’ll get a straight read on whether there appears to be a realistic path, what information is missing, and what it may take to keep the transaction alive. If the answer is no, you’ll hear that quickly too. A fast no is worth more to you than a slow maybe.
Your client stays your client. We arrange the financing and send them back to you.
- Rapid file viability assessment — usually the same or next business day
- Direct access to the broker, not a call centre or junior assistant
- Turned-down file reviews — second opinions on bank declines
- Difficult files: self-employed, newcomers, bruised credit, investors
- Commercial, construction and private lending under one roof
- Status updates through to funding: you’re never chasing us
- Co-marketing and open-house support available
For financial planners & wealth managers
The lending side of the plan you built.
Your incorporated and self-employed clients built careful structures, holdcos, dividends, retained earnings, tax planning that took years to get right. Financing shouldn’t unwind that work to satisfy one lender’s form.
What can go wrong
A lender insists on higher personal income, triggering unplanned dividends or salary and a tax bill nobody budgeted for.
Corporate structure treated as an obstacle rather than documented and understood.
Assets under management liquidated for a down payment when borrowing capacity already existed.
Your client is handed to an institution that then cross-sells them investment products.
How we work with you
We look for lender programs that read corporate financials, dividends and retained earnings as they are.
We flag the tax consequences of an income-raising strategy before it’s executed, and refer that decision back to you and their accountant.
We consider borrowing structures that leave an investment portfolio intact where that’s the better outcome.
We don’t sell investments, and we don’t compete with you. The client relationship stays where it belongs.
- Direct broker communication — you’re never chasing updates
- Self-employed, newcomers, bruised credit, commercial and private
Our commitment to partners
What you can expect, every time.
A referral puts your reputation on the line as much as ours. These are the standards we hold ourselves to: not aspirations.
Commitment 01
Fast first response
Every scenario is acknowledged within one business day. Where we have enough information, that first reply includes our initial read on viability rather than a request to book a call.
Commitment 02
A straight answer, including no
If a file isn’t financeable as presented, we tell you plainly and explain what would need to change. We won’t hold a deal open on optimism while your timeline runs out.
Commitment 03
Transparent status through to funding
You’ll know where the file stands at each stage — submission, approval, conditions and funding — without having to chase for an update.
Response times reflect our standard practice, and complex or incomplete files may require more information before we can give a meaningful read. Nothing here is a commitment to lend or an assurance of any particular financing outcome, which always depends on lender criteria and the client’s circumstances.
Questions
Referral Partner FAQ
Straight answers to what people actually ask. Every situation is different — these are general guides, not advice on your file.
How quickly will you look at a client scenario?
Every scenario is acknowledged within one business day, and where we have enough detail that first reply includes our initial read on viability rather than a request to book a call. Complex or incomplete files may need more information before we can give you anything meaningful.
Does my client stay my client?
Yes. We arrange the financing and send them back to you. We don’t sell investment products and we don’t compete with advisors for the wealth relationship or with realtors for the next transaction.
What kinds of files do you take that banks decline?
Self-employed and business-for-self income, newcomers to Canada with thin credit, bruised credit and past insolvency, investors past the usual property-count ceilings, and commercial, construction or private files. If it’s not financeable as presented, you’ll hear that quickly: a fast no protects your timeline.
Do you work across BC and Alberta?
We work with clients across British Columbia and Alberta, from the Surrey office. Meetings happen by phone, video or in person depending on what suits your client.
What do you need from me to review a scenario?
File type, the key obstacle, approximate property value and the timeline. That’s usually enough for a first read. Please don’t send your client’s personal or financial documents through the form; we’ll arrange a secure method and obtain their consent before reviewing anything identifiable.
